Almost all problems with tankless water heaters (or other modern HVAC equipment) are caused by improper installation, poor water quality, or improper maintenance.   • Scale build-up: If you have hard water, carbonates can precipitate out of your water as it is heated and be deposited on the inside of your tankless water heater. This causes reduced water flow, efficiency, and capacity. If your water has a high calcium carbonate content, you will want to flush your tankless water heater on a schedule, or take steps to reduce the calcium content of your incoming potable water.
  • Clogged Inline Water Filters: Inlet water filters can become obstructed reducing water pressure and water flow. If this is a recurring problem, you may want have us install a larger pre-filter in the water heater supply line.
  • Condensate Issues: Higher efficiency tankless units produce condensation. This water needs to be removed from the unit and system vent and properly disposed of. Condensate pumps or drains can fail over time and need to be re-configured.
  • Improper Venting:
    • Block or obstructed air inlet or venting typically caused by heavy snow or improper installation.
    • Your venting system needs to be properly supported and pitched properly. If it is not, condensate can accumulate causing your water heater to turn off or run erratically.
  • Gas Supply: Intermittent flame failures caused by gas pressure problems. This is often caused by improper design of the gas piping system within your home or business.
  • Noise: Tankless water heaters are usually quiet. New noises or louder operation would indicate a service issue.

Often times, tankless water heater problems can be corrected by an owner with only basic skills. If your tankless water heater isn't working properly and you're so inclined, check these items. It might save a service call.

  • Power:
    • Modern tankless water heaters need power to operate. Check your breaker panel to ensure power is available to your tankless water heater.
    • Many tankless units, including condensing Rinnai® and Navien units, have control panels. Make sure the unit is turned on there.
  • Gas Supply: Make sure gas is available to your unit. Check for closed manual gas valves adjacent to your tankless unit.
  • Venting: If you have an interior unit and your vent terminates horizontally, check your intake and exhaust pipe to make sure that it is not obstructed by snow, ice, or organic material like bugs or leaves.
  • Condensation: High efficiency condensing units produce water as a by-product of combustion. Your tankless unit will have a drain system to dispose of this condensation. Check to make sure that condensation is draining properly, or if you have a condensate pump, that it is working properly.
  • Minimum Flow Rate: Almost all modern tankless water heaters require a minimum hot water flow rate to activate. Most commonly is is around 0.5 gallons per minute.
    • Make sure you have opened your point of use to initiate a flow rate of at least about 0.5 GPM.
    • Most facets and showers have an aerators. Over time these aerators can accumulate debris that causes a reduced flow rate. Remove and clean these aerators if this is the case.
    • Inline unit filter: Almost all modern tankless systems have inline water filters that can accumulate debris and cause reduced performance. Check and clean this filter as necessary
